Salesperson Pre Licensing Education Requirements

  1. Be a citizen of the United States, or lawfully admitted alien
  2. Be 18 years or older
  3. Pass background check and submit fingerprints
  4. Complete 180 hours of education as follows:
    1. 60 hours Principles of Real Estate
    2. 30 hours Law of Agency
    3. 30 hours Law of Contracts
    4. 30 hours Promulgated Contracts Forms
    5. 30 hours Real Estate Finance
    6. All courses include a final exam which must be proctored by a faculty or staff member or a third party disinterested party. Reference Section 535.65(h) of TREC rules for more information.
  5. Apply for licensure and ability to take State and National Exam
  6. Upon receiving notification of approval to sit for exam, pass State and National Exam. If exam is failed three times, additional education will be necessary
  7. Find a sponsoring Broker to work under

Broker Pre Licensing Education Requirements

  1. Be a citizen of the United States, or lawfully admitted alien
  2. Be 18 years or older
  3. Pass background check and submit fingerprints
  4. Be licensed as a sales agent for the last 4 years during the 60 months preceding the date of the application and have that experience must total 3600 points and be reported via the Qualifying Experience Report for a Broker License form.
  5. Complete 270 hours of Qualifying Education, which must include the following:
    1. 30 hours of Principles I of Real Estate
    2. 30 hours of Principles II of Real Estate
    3. 30 hours of Law of Agency
    4. 30 hours of Law of Contracts
    5. 30 hours of Promulgated Contract Forms
    6. 30 hours of Real Estate Finance
    7. 30 hours of Real Estate Brokerage **Must be completed not more than two years before the application date
  6. An additional 630 hours in related qualifying courses are required as well. TREC approved courses are as follows:
    1. Real Estate Appraisal
    2. Real Estate Law
    3. Real Estate Marketing
    4. Real Estate Math
    5. Property Management
    6. Real Estate Investments
    7. Residential Inspections for Real Estate Agents
  7. A bachelor's degree or higher from an accredited college or university satisfies all of the related education requirements for a broker license.
  8. The following is a list of course topics acceptable for related qualifying course credit if completed for academic credit through a college or university:
    1. Accounting
    2. Advertising
    3. Architecture
    4. Business or Management
    5. Construction
    6. Finance
    7. Investments
    8. Law
    9. Marketing
    10. Real Estate
  9. File Application and pay applicable fee
  10. Once received notice of eligibility to sit for Broker's exam schedule at testing provider's site.

Sales Apprentice Education (SAE) Education Requirements for First Renewal

  1. Sales Agents must complete 90 hours of post licensing education by the expiration of the initial licensing period (every two years)
  2. Sales agents must complete 4 hours of TREC's Legal Update I
  3. Sales agents must complete 4 hours of TREC's Legal Update II
  4. Agents who have been made a supervisor by their broker must also complete the 6 hour Broker Responsibility Course
  5. Please submit hours at least 10 days before the expiration of licensure to ensure no late fees or renewals.
  6. Agents renewing for the first time are not required to take the new 3 hour contract-related course requirement until next license renewal term.

Active Sales Agent License Renewal Requirements (CE)

  1. Will receive notice 90 days before expiration of license (renewal periods are every two years)
  2. Complete 18 hours of education
    1. 8 hours of TREC Legal Update I & II
    2. 10 hours of elective CE
    3. Sales agents and brokers are required to complete at least three hours in contract-related coursework as part of the 18 hours of continuing education.
  3. If Sales Agent has been made a supervisor by a broker, Agents are required to take the 6-hour Broker Responsibility course as part of the 18 hours of CE.
  4. If Agents have not submitted fingerprints to TREC with a previous renewal or application, agents must be fingerprinted for a criminal background check.

Broker License Renewal Requirements (CE)

  1. Will receive notice 90 days before expiration of license (renewal periods are every two years)
  2. Complete 18 hours of education as follows:
    1. 8 hours of TREC Legal Update I & II
    2. 10 hours of elective CE
    3. Sales agents and brokers are required to complete at least three hours in contract-related coursework as part of the 18 hours of continuing education
  3. If a Broker has sponsored one or more agents, served as the designated broker for a business entity broker that sponsors sales agents, or has been made a supervisor of other license holders, Broker's must take the 6 hour Broker Responsibility course as part of the 18 hours of CE.
  4. If Broker's have not submitted fingerprints for TREC with a previous renewal or application, Broker's must be fingerprinted for a criminal background check.
